12th Street Landing 

The 12th Street Landing project was developed in collaboration with Brookfield Properties (client) and HYL Architecture (now part of Perkins & Will). Located on a five-acre site adjacent to the Amazon HQ2 development in Arlington, Virginia, the property is anchored by direct Metro access and two 12-story office towers, 601 and 701 12th Street South, constructed in 1982 and occupied by the TSA headquarters for nearly two decades.

Rather than pursuing demolition, Brookfield sought to reposition the campus by upgrading the lobbies and enhancing the landscape framework to attract new tenants and improve building access and the overall environment.

Moody Graham developed three design concepts focused on strengthening physical and visual connections to the Amazon HQ2 district, opening and activating the ground-floor edges of the existing buildings, protecting and integrating mature trees, and creating new, flexible opportunities to connect to the landscape. Each concept established a clear, adaptable vision that emphasizes the site’s expansive and accessible outdoor spaces while supporting the evolving needs of future workplace users.
